Emergency Maintenance
 
Threat of immediate injury and/or severe damage to property that means the dwelling is not habitable and/or is a tenant safety issue will be attended to within 4 hours.
 
Urgent Maintenance

Repairs that if not completed could put the tenant’s or another person’s health, safety or security at immediate risk. A response is required with 24 hours *(of Compass being notified during business hours) to fix the problem or make safe and secure. Appropriate arrangements must be put in place after hours and on weekends to address urgent maintenance. Examples of urgent maintenance include:

  • A burst water service
  • A blocked or broken lavatory system
  • Severe storm damage
  • A serious roof leak
  • A gas leak
  • Major fault with electricity supply
  • Unsafe electricity fittings
  • Breaches of security to external doors and windows
  • Flooding or serious flood damage
  • A failure or total breakdown of the gas, electricity or water supply to the premises
  • A failure or total breakdown of any essential service on the premises for hot water, coking, heating or laundering


*A contractor must attend and complete, or make safe if he/she cannot complete, the required work within 24 hours. For example, after a major storm, it may not be feasible to fix a roof within 24 hours. In such circumstances, installation or tarpaulins and reasonable steps to correct problems and initiate solutions may be sufficient.
