Compass Housing Services is looking to rent two, three and four bedroom properties in the Newcastle, Lower Hunter and Central Coast regions through long-term leases. We currently lease 350 properties from the private rental market.
What Can We Offer Landlords ?
Compass Housing is the ideal tenant. We offer landlords:
•Long-term rentals, with leases of up to three years.
•Guaranteed rental payments via EFT
•Monthly rental payments, guaranteed in advance.
•Bond in advance
•Responsibility for any tenant damage and return of property to the owner in the condition it was let.
•No void periods, your rent is guaranteed regardless of whether the property has been tenanted.
Our Attractive Rental Terms
The Tenant: Compass Housing Services is the tenant. Compass Housing enters into lease agreements with you and all communication will be with us. Compass Housing takes responsibility for all arrangements with the tenants living in the property.
Guaranteed Rent: Rent is paid by Compass Housing and guaranteed by the Government up to set median rental levels.
Additional Security: Compass Housing will pay the bond, rent for the current month and for the following month immediately upon entering into a lease with you. Rent is paid monthly in advance.
Negotiable Length Of Lease: Anywhere from 12 month to three year leases at your option; long-term rentals are preferred. The lease will remain in place for the entire period regardless of whether the property is tenanted.
Tenant Damage Costs Covered: Compass Housing guarantees repairs for any tenant damage. Compass Housing will return the property to the owner in the condition it was let.
Wide Range Of Rental Areas: Rental locations include the local government areas of Newcastle, Lake Macquarie, Maitland, Port Stephens, Wyong and Gosford.
What We Are Looking For In Properties
We are interested in properties that meet the following criteria:
•Property is secure, windows and doors fitted with locks and undamaged.
•All gas and electrical appliances meet Australian Safety Standards.
•All plumbing works correctly, does not leak/overflow and meets water efficiency standards.
•All stairs and banister rails are safe.
•Smoke alarm fitted and working.
•No cracked or broken glazing.
•Property is clean and free of rubbish.
•Garden and surrounds clean and free of rubbish, not overgrown.
•Free of infestation.
•Fences/gates/boundaries in good state of repair.
•Paths/paving safe, level and securely embedded.
•Good decorative condition.
