Home in Place is a not-for-profit community housing provider with more than 35 years’ experience delivering high quality social and affordable housing to people unable to secure or sustain tenancies in the private rental market.

Our portfolio of over 8000 properties includes a combination of heavily subsidised social housing for low-income households, discount-to-market affordable housing for workers, supported housing for people transitioning from homelessness, and specialist disability housing for people with physical and intellectual disabilities.

Social Housing

Social housing is a form of heavily subsidised rental housing delivered by either state housing authorities, or by not-for-profit companies like Home in Place.

Social housing provided by government agencies is often referred to as “public” housing, whereas social housing delivered by not-for-profit providers is described as “community” housing.

Social housing rents are capped at 25% of the household’s assessable income, plus any rent assistance they are eligible to receive.

Applicants for social housing must meet strict eligibility criteria including income and asset limits.

Affordable Housing

With social housing now almost exclusively reserved for the most vulnerable members of society, Affordable Housing products have emerged as an alternative for low-income workers struggling to find appropriate housing in the private rental market.

Rents in Affordable Housing properties are capped at between 75% and 80% of the assessed market rate for the property in question.

Specialist Disability Accommodation

Specialist Disability Accommodation (SDA) describes a range of housing products designed for people with extreme functional impairment or very high support needs. SDA dwellings have accessible features to help residents live more independently, and which allow other supports to be delivered more easily and more safely.

Home in Place is one of the largest providers of SDA in Australia with approximately 350 properties under management.

Aboriginal Housing

Home in Place provides tenancy and property management services for Aboriginal Housing Office properties in Brewarrina, Bourke, Broken Hill, Dubbo, Maitland, Menindee, Newcastle, Walgett, Lightning Ridge and Wilcannia. We manage Employment Related Accommodation for Aboriginal people in Dubbo, Maitland and Newcastle.

We manage crisis and transitional accommodation for Aboriginal women and children fleeing domestic and family violence in several Western NSW towns. In Bourke we partner with Centacare. In Brewarrina, Lightning Ridge, and Walgett we partner with Mission Australia. In Wilcannia we partner with DVNSW.
